Active listings are given the least weight because they show what sellers are asking, not market value. These are the competitors if you were to list your house today.
Pending listings are given more weight than Active, but less weight than Sold. These homes have entered escrow and are going through the closing process, with a good chance they will close.
Sold listings get the most weight because they show actual market value. What a seller was willing to sell a house for and what a buyer was willing to pay for a house. Appraisals are based on sold comps.
